美国购房的基本程序－－波士顿篇

写给首次购房者．

这是说一说波士顿的情况．美国其它城市的购买程序大致是相同的，不同的应该就是定金额度．
1　与您的房产经纪人讨论您的购房要求，想要购房的地区，房屋各类及特殊要求
2　由银行或贷款公司出具贷款提前批准信（Pre-approval Letter）
3　经纪人介绍房源，选房，看房
4　填写＂初步购买合同（OFFER）＂，并支付定金支票（通常为$1,000），定金支票存入第三方公证托管公司（Escort Account）
5　做房屋检查（Home Inspection）
6　审阅房检报告
7　寻找买方律师，帮助审阅购买合同（Purchase and Sales Agreement）v 8　签署购房合同并支付房价的5%作为头款．
9　与银行或贷款公司提出贷款申请，并提供申请材料（如现金购房，这一步可省去）
10　购买房屋保险
11　过户前房检（Final Walk-through）
12　律师陪同签署贷款资料，过户文件，并支付余款．
13　交收钥匙
14　乔迁新居
